Jono Skinner, Asset Delivery Manager, Portus Property Ltd: Last week Leighs Construction Ltd were back onsite and straight into installing the perimeter seismic column baseplates. These baseplates are beasts, up to 600kg each, and engineered to transfer the lateral forces from the 12 meter high super structure into the pilasters that are formed with the basement walls. Millimetre accurate setout is key to a successful Mass Timber installation so the team will be ensuring the positioning is exactly right before setting them in in advance of the timber coming to site next month.
Building in seismic zones requires special consideration of building motion and imposed forces in the event of seismic load. After the devastating 2010 & 2011 earthquakes in Christchurch, the founders of what would be Tectonus Seismic Technology set about developing a system that could improve building resilience. Their investigations gave rise to the concept of Resilient Slip Friction Joint (RSFJ) seismic dampers, providing buildings with energy dissipation and structural ductility options.
Offsite the processing of the pre-machined WIEHAG Timber Construction GmbH timber is underway. More to come on that shortly.
